DESCRIPTION
Be the envy of your friends with your own floor-through apartment of a beautiful Lenox Hill, Upper East Side Townhouse.

This unit hasn't been on the market for 20 years, so don't wait to come see this rare, high-ceilinged, pre-war 2 Bedroom, 1.5 Bath – One block from the Q train.  Located in a lovingly-maintained townhouse on a leafy, quiet, tree-lined Lenox Hill street, this unit has a southerly light-filled, three-window-wide, living room complete with a decorative soapstone fireplace and a separate dinette/eat-in kitchen space which could work well as an additional office space. Write your novel (or do a lot of zooming) here! This home has a windowed kitchen, hardwood parquet floors, high ceilings, pocket shutters, decorative fireplaces, and a crazy amount of closet space all in a luxuriously large, full-floor layout. The large primary bedroom has a decorative fireplace and the smaller bedroom is narrow so it might be better for a home office.  Both back bedrooms overlook ivy walls and quiet, beautiful townhouse gardens with large trees and have two exposures North / Northeast and East / Southeast. The kitchen comes equipped with a Bosch dishwasher and there's a modest, non-commercial washer and dryer in the basement, which the tenants in the building can use for free.

Convenient to all the UES / Upper East Side has to offer including the Q (2nd Ave Subway Line), 6 train and 2nd Avenue and 72nd Street buses. For example, Target is two blocks away and a new Whole Foods just opened 3 blocks away! Also, this home is convenient to UES mainstays like Grace's, Matter of Health, Citarella, Morton Williams and amazing restaurants like JG Melon, Cognac, Heidi's House by the side of the road, Tha Phraya, Sushi Noz, NR, Seamore's, Bohemian Spirit and Rafael. And you're also within a couple blocks of Sweetgreen, Chipotle, Good Sugar and hotspot, Crumbl.  Monthly lease amount includes heat and hot water and does not include the following utilities: electricity, cooking gas, internet, TV. Showings by appointment only. Please contact us to make an appointment.  References required with application.  One Month Security Deposit, First Month's Rent and broker fee required at lease signing.

Before seeing the unit, be prepared to sign agency and anti-discrimination disclosure forms required by New York State and our brokerage.

MAP
UPPER EAST SIDE

The Upper East Side has a reputation of wealth and opulence. Once home to the wealthiest New Yorkers (like the Kennedys, the Roosevelts, and the Rockefellers), the UES is filled with ornate and beautiful buildings. Today, the Upper East Side is still considered one of the more expensive neighborhoods, however, in recent years, it has begun to see younger arrivals (people in their 20s and 30s) who are finding better deals up north, away from the Lower East Side and/or hip Williamsburg.

With the completion of the 2nd Avenue train, the neighborhood is only becoming more accessible to everyone as previously the only train servicing the UEW was the 4,5,6 on Lexington Avenue. Even better, the further east you go, the cheaper the apartments get. All this is only adding on to the interest from renters who no longer have to commute for as long to get to the area.

Boundaries of Upper East Side

The Upper East Side contains some smaller neighborhoods such as Yorkville, Lenox Hill, Carnegie…
