Rising Rents Don’t Stop Here

Bostonโ€™s T is one of the largest rapid transit systems in the nation, behind New York City and Chicago and similar in size to Washington D.C. This means hundreds of thousands of people rely on the MBTA to get them to and from work, shopping, doctorโ€™s appointments, and whatever else they may need. It’s no wonder proximity to the T is one of the first things people consider when searching for an apartment in Boston. As important as it is, RentHop’s data scientists want to give renters a hand.

Here’s a few things we learned making this handy Boston MBTA rent map

  • One bedroom median asking rent is up 3.6% across greater Boston year over year
  • Rents increased at 101 stops across all train lines and wentย down at just 23 stops
  • Prices remained the same from quarter 1 2016 to 2017 at just 3 stops
  • Some new developments contributed to lower prices (-6.5%), like the Avalon at 1 Nashua Streetย near North Station on the Orange Line
  • Rent for apartments in the Seaport district rise as newย developments like the Watermark at 85 Seaport Blvd open up

Ourย Interactive T Map Displays All Stops With Respective Rents and YoY Fluctuations

To calculate the median rent for the map above, we used RentHop rental data for one bedroom apartments from the first quarter of 2016 & 2017 as well as MBTA GISย data for T stops from Mass.gov. To get accurate prices near the subway stops, we looked first atย non-duplicated listings within one eighth of a mile (660 feet) of an MBTA stopย and if there wereย at least 30 unique data pointsย we calculated the median. If not, the radius from the stop was increasedย and the data was resampled to ensure enoughย uniqueย listings were used when calculating the median. Nearly allย medians were calculated usingย a radius of 1/8 or 1/4 of mile from the respective T stop.

Would you travel an extra stop to save a couple hundred dollars?ย How about for nearly $1,000?ย  We dug deep into the data for the best single stop rent savings and found some useful results.

The list below represents the largest price disparities between a single stop. This could be because they are on the edge of a neighborhood, rents dropped at one stop, prices soared at the other, or all of the above. Itโ€™s also possible that the typical one bedroom apartment near one stop is very different from an apartment just one stop away.

  • Save $977.50ย between Back Bay ($3,377.50) andย Massachusetts Aveย ($2,400) โ€“ Orange Line
  • Save $970ย by heading past Broadway ($2,925) toย Andrewย ($1,955) โ€“ Red Line
  • Save $860ย between Longwood ($2,860) andย Brookline Villageย ($2,000) โ€“ Green Line ‘D’ Branch
  • Save $860ย by moving from the Community College stop ($3,010) toย Sullivan Sq ($2,150)ย โ€“ Orange Line
  • Save $750ย between Prudential ($3,100) andย Symphonyย ($2,350) โ€“ Green Line ‘E’ Branch
  • Save $600ย between Union Park St ($2,850) andย Massachusetts Aveย ($2,250) โ€“ Silver Line

Where Does the Train of Rising Rents Stop?

You’ll be hard-pressed to find a spot with rent lower than last year; that’s because rent is up 3.6% YoY, with localized rents up as much as 10% near some stops. The largest gains were seen in areas like Back Bay and South End. East Boston and South Boston also posted big jumps, while rent dips were seen in Somerville and a few spots along the Green Line’s ‘B’ and ‘D’ branches like Brookline Village.

Here’s five of the many stops where rent went up

  • Blue Line โ€“ Maverickย โ€“ (+10.5%) $2,105
  • Green/Orange Lineย โ€“ Haymarketย โ€“ (+10.1%) $2,588
  • Red Line โ€“ Butlerย โ€“ย (+9.4%) $1,915
  • Orange Line โ€“ Back Bayย โ€“ย (+9.1%) $3,377.50

Outlier stops

For the majority of stops along each MBTA line, rents drop as you get further from the city center. While this is the trend, it is not the rule. There are a few standout stops where rent prices are considerably higher or lower than the stops before and after them.

  • Haymarket on the Green & Orange lines is nearly $500 cheaper than surrounding stops, making it one of the best deals around. Prices are up 10.1% from last year, so the secret might be out
  • The JFK/University of Massachusetts stop on the Red Line has $500 higher rent than the stops before and after it, bucking the trend of lower rents in South Boston
  • Nearย Longwood on the Green Line ‘D’, rent is $500 higher than neighboring Fenway Park and $800 more than Brookline Village
  • Alewife, at the end of the Red Line in North Cambridgeย rent jumps $400 higher
